Keep it simple in the beginning. If this is your first property choose something that you can easily take care of. This usually includes cosmetic repairs like painting and landscaping. Once you buy something that has major problems, you could be biting off more than you can chew. Make it easy on yourself and proceed with baby steps.

If you can pay cash, this is the best way to go. You might pay more than you think when you take out a mortgage loan. You also must get homeowner insurance to take out a loan.

Stay near home. It makes little sense to spend a lot of money on fuel by driving miles out the way every time you visit the home. That extra time you spend traveling can be better spent at your property. After all, the quicker it is ready the sooner you can get paid.
